By accessing our website, requesting an estimate, or engaging Blackwater Roofing & Construction LLC for work, you agree to these Terms of Service. If you do not agree, please do not use our website or services.

We provide residential and light commercial roofing, siding, gutter, and storm-damage restoration services in Mid-Michigan, including inspections and insurance claim assistance.

The specific scope of any project is defined by the written estimate or contract signed by both parties. Website content is general information and does not constitute a binding offer.

Estimates are based on the conditions visible and the measurements taken at the time of inspection. Unless stated otherwise, estimates are valid for 30 days.

Hidden damage — such as deteriorated decking, rot, or improper prior work — discovered after work begins may require a written change order and additional cost before we proceed.

Payment amounts, deposits, and schedules are set out in your signed estimate or contract. Final payment is due upon substantial completion of the work unless otherwise agreed in writing.

Past-due balances may be subject to late charges and collection costs as permitted by Michigan law. Warranty coverage begins once the project is paid in full.

We provide a written workmanship warranty on labor as described in your project documents. Material warranties are provided by the manufacturer and are subject to their terms.

Warranties do not cover damage from events outside our control, including severe weather, impact damage, structural movement, neglected maintenance, or alterations and repairs made by others.

To the fullest extent permitted by law, Blackwater Roofing & Construction LLC is not liable for indirect, incidental, consequential, or punitive damages arising from our website, our services, or any project. Our total liability for any claim will not exceed the amount you paid for the work giving rise to the claim. Nothing here limits liability that cannot be limited under Michigan law.

All content on this website — including our name, logo, text, photography, and design — is owned by Blackwater Roofing & Construction LLC or used with permission. You may not copy, reproduce, or use it for commercial purposes without our written consent.

These Terms of Service and any project agreement are governed by the laws of the State of Michigan, without regard to conflict-of-law rules. Any dispute will be brought in the state or federal courts located in Michigan.

We may update these Terms of Service from time to time. Changes take effect when posted to this page, and your continued use of our website or services means you accept the revised terms.
